Credit Crunch – Pressure on Maintenance Budgets
The effects of the credit crunch are being felt through many industry sectors at present. Companies are examining all budgets for cost savings and air conditioning maintenance is included in this exercise. Companies have legal obligations to perform certain levels of air conditioning maintenance for hygiene, health and safety reasons. Similarly, risks should not be taken regarding the efficient and trouble free operation of equipment. That said, now is a good time to examine the actual ‘maintenance requirements’ and compare it with the current practice. When Ambient Air Conditioning is called in to review air conditioning maintenance, we can often achieve substantial cost savings, by cutting out wasteful excess.
Air Conditioning Maintenance Review – No Charge
We will come on site and do a detailed review of your air conditioning equipment maintenance requirements. We will recommend the appropriate level of maintenance for the equipment as it is used to meet the needs of the site. It is quite common for us to find that maintenance is more intense, and thus more costly, than necessary.
We also see maintenance contractors called in from long distances, adding to cost and carbon footprint. We are well located to provide low cost and rapid response maintenance for Yorkshire and the North East.
For each client, a detailed file is maintained as part of our internal procedures.
This will include:-
- Register of all air conditioning equipment.
- A detailed log of all refrigerant on site, in compliance with the F-gas regs.
- Service contract details including reaction time and breakdown cover requirements.
- Assessment of the precise maintenance requirements of the equipment on site.
- A full history of reactive maintenance and faults. This detail can often indicate an underlying problem with certain air conditioning equipment, which requires specific attention.
F-Gas Regulations
The F-Gas Regulations relate to the government’s targets for the reduction in greenhouse gases. With regard to air conditioning equipment, their objective is to reduce the amount of refrigerant leaked to atmosphere. The Regulations impose responsibilities on the owners of air conditioning equipment. Most of these Regulations came into force in July 2007 and are summarised here:-
- A general responsibility to prevent leakage.
- Regular leak testing of equipment containing more than 3 kg of HFC refrigerant (F-Gas).
- Maintenance of records for systems carrying more than 3 kg of HFC.
- Recovery of HFC refrigerants during maintenance and equipment decommissioning.
- Appropriately trained staff to conduct maintenance and leak testing.
- New equipment to be labelled, detailing type and quantity of refrigerant used.
